Premises liability for Airbnb hosts

When Ohio residents rent out a home through Airbnb, they may not always consider what will happen if one of their guests is hurt. Injuries can easily occur, though, and it is important for people to know when they may be liable for a guest's wounds.

While some people might think their insurance needs to cover their guests, this is not the case. Airbnb says that hosts can be protected through an insurance program that Airbnb provides. This insurance usually protects people from being held liable for a guest's injuries. In some circumstances, homeowners associations and landlords may also be covered. Additionally, Airbnb sometimes covers damage a guest may accidentally cause to the property. This insurance typically provides up to $1 million of protection for homeowners.

There are some situations that may not be covered by this insurance. Homeowners are usually not protected if a guest is assaulted on the property. Additionally, Airbnb is typically not liable for any earnings a homeowner might lose.

It is important for homeowners to be aware that there are some situations which this insurance does not cover. According to the Huffington Post, Airbnb insurance does not cover defamation and slander. This means that if a guest writes false information about a property, Airbnb cannot be held liable. Additionally, a homeowner's personal property is usually not protected under this insurance. This means that Airbnb is not liable for stolen items or damage to a homeowner's furniture. Pre-existing conditions in a property are also typically not covered by this insurance. If a guest becomes ill because of mold at a house or incurs an injury on loose carpeting, the homeowner is usually considered liable.
